I believe it's going to be the new school. Will be nothing compared to the disruption caused when they start boring the chalk out for HS2. Pleasantly surprised that no-one attempted to hijack this deal (that we know of). Kudos to all parties for not dragging it out; the longer Gracia has to work with key players like Gerard the better.
