    I won't be happy until the greyhound track is reinstated and even then it'll probably be only mild satisfaction.

    Complete demolition of the stadium and liquidation of the football club is the least we should expect after the humbling defeat to Tranmere.

    It looks from the plans that the current temp seating will be demolished to make way for this corner plan. It is a single tier but stretches back further.

    Can anyone tell me what safety reasons this guy may be eluding to?

    I would imagine trying to get large lorries around the very tight cardif/occupation road corner would be a tricky and difficult task. Occupation road itself south of the stadium is a very tight road.

    Potential to get squashed by a large lorry while you and it traversed the narrow access way? As they doing the work for the Multi Storey car park on the allotment site, an access through there to Thomas Sawyer way would be best, as it keeps lorries off of Vicarage Road.

    That's just a resident's comments, I think? In other words they don't want access to their property restricted by lorries, but that will happen in any case.

    Decent contractors should consider residents, particularly around peak hours, and large vehicles would have to have a spotter to prevent squishing incidents. I seem to recall though there were occasions on the SEJ construction where they blocked Vicarage Road and everyone got in a huff. Now a lot of the ambulances go down the new road, so I doubt there'd be as much knicker wetting. The Cardiff Road option would be almost impossible for a large truck, that corner at the bottom is tight and there are cars parked along either side.

    Correct me if I'm wrong but Occupation Road is a private road owned by WFC, the residents who have garages on that road have to pay WFC an annual fee for access.

    I had no idea this was the case. How long has it been like that? Surely WFC mortgaged the ground when it was in debt not so long ago and later bought back the freehold?

    I am sure Occupation Road top end is owned by WFC and lower half after the barrier by Watford council. It is not a public right of way but a permissive right for pedestrians (a right of way created over time).

    Has anyone else heard rumours that Watford is in negotiations to buy the Bushey Hall golf course? The current owner closed the clubhouse. The golf course site is in green belt, so currently not available for housing, but education, health and sports/leisure developments are acceptable on green belt land. If true, I doubt it would be for a training complex as I am sure we have just taken out a long lease at London Conley.

    Would it be a good location for a new stadium? A green field new build would allow the Vic to be sold for housing. I would expect you would get £20M-£40m ffor the Vic if planners allowed a similiar scheme to the one that is replacing the TK Max and Range site. The Pozzos love a building project, so might not be totally untrue.

    Interesting. The golf course is green belt but Hartsmere council took the bit containing the clubhouse out of the green belt in 2016. And then around the same time the golf club sold the clubhouse to a housing developer, who in turn got planning permission back in 2017 for a four (fore?) storey block of flats and a new clubhouse. Looks like the developer is still interested as they've been submitting amendments to the approved plans as recently as last year. I wonder if work has started yet?

    Bushey Hall or Bushey Golf & Country Club?

    I thought Bushey Hall was building a new club house, which is why it had closed. The developer was looking at Bushey G&CC

    One of the only redeemable features left of the club I grew up supporting is Vicarage Road. I would be firmly against any move away. Don’t care if there’s additional revenue to be made all the money we make gets syphoned out by the owners or spent on ****s wages like Andre Gray.

    I love Vicarage Road, it actually has character and I think is quite a good looking stadium. That said, I think we're getting close to the limit in terms of capacity - sure there could be some grand schemes and buy-outs to increase the size, but then it comes down to whether the scale of work and costs involved justify the end result. I can see why the club might be looking at moving, and I wouldn't be entirely against it. That said, the proposed location completely ruins my secret escape route which avoids queues after a game!

    I was told that Hertsmere Borough Council has an investment policy of not selling (industrial) assets (land) but leasing them (ISTR this when the gooners were looking at moving to Colney - some of the land was owned by HBC). So I don't think the club will be buying land from them. Their management/ownership of the studios has a major beneficial effect on our council tax. I wouldn't put it past them to build and let (on a very long lease) a stadium.

    I wondered what was going to happen when the Watford health campus went t1ts up.

    So what is the story behind the pictures posted of the proposed new stadium?
    I see they have been removed, does this mean they where not genuine, I looked in today eager to see if any updates had been posted.
